Our clients wanted to release cash from their new holiday letting property business so that they could purchase a guest house in the Lakes. The existing owners of the guest house had run the business down over the previous couple of years due to their retirement, which didn't make attractive reading when it came to looking at the trading figures! Our clients were experienced in the industry and convinced that they could drastically increase the turnover and make a decent profit through various improvements in the way the business traded. We sat down with our clients and began to structure the deal, beginning with having some robust forecasts prepared for their existing business based on actual as well as future occupancy levels, in conjunction with the average sector bench mark figures for the guest house. After speaking to a number of lenders we were able to secure the funding required from a main stream lender on very favorable terms to complete the deal and allow our clients to purchase the guest house that they desperately wanted.
