Our client had out grown their existing office and wanted to purchase a new building so that their business could accommodate new staff for the increased work load the firm was having to deal with. They approached their bank and asked if they could have the additional funds in the way of a commercial mortgage to purchase the property, unfortunately they were informed that the business did not fit the banks affordability criteria of a minimum 2 x DSC based on their previous years financials! Lakeland Finance Ltd was able to find a lender who had a less stringent Debt Service Cover criteria for the particular sector and who was also willing to accept the robust forecasts that we had prepared for the client, which clearly showed that the business was achieving sustainable growth and that the Commercial mortgage was indeed more than affordable!
